Selling Your Home

Three tiers of listing representation, priced as a percentage of your sale — so our incentives are always aligned with yours. Choose the level of service that fits your home, your timeline, and how involved you want to be.

Buying Your Next Home

Flat-fee buyer representation at three fixed price points — $15,000, $9,000, or $450/hr for consultation. Your fee doesn’t grow because the home price did. You choose your level of support and know exactly what you’re paying before you start.

What you get

A model designed around choice, clarity, and alignment — where you pick the scope, you see the fee, and every dollar you pay is tied to something real.

01

You choose your level of service

Three tiers on both the buy and sell side. Pick the scope that fits your situation — full-service, limited, or consultation — and pay accordingly. No one-size-fits-all.

02

Your seller fee scales with your outcome

We charge a percentage of the sale price because when your home sells higher, we should earn it. That alignment means we’re working for the same number you are.

03

Your buyer fee stays flat

$15,000, $9,000, or $450/hr — regardless of what the home costs. The work doesn’t change on a $500k home vs. a $900k home. Your fee shouldn’t either.

04

You see every dollar before you commit

No surprise fees at closing, no admin charges, no transaction costs buried in fine print. The number we quote on the strategy call is the number you pay.

05

Same expertise at every tier

Pricing analysis, negotiation strategy, and contract management don’t change between tiers. What changes is the in-person scope — and that’s your choice.

06

Built to justify itself

Most agents have never had to explain their fee. We built a model where every dollar earns its place.

Common questions

Yes. We offer tiered representation on both sides — seller listing services and buyer representation, each at multiple levels of service and price. The right fit depends on what you need.

It means you choose your level of involvement and pay for what you actually use. Full service means we’re with you at every step. Limited service means we handle the strategic and contractual work without the in-person elements. Consultation means you’re in the driver’s seat with an expert available when you need one.

The strategic work — pricing analysis, negotiation, contract management — is the same at every represented tier. What differs is the in-person presence and the scope of services included. A Limited Service buyer still gets the same negotiating expertise as a Full Service buyer.

That’s exactly what the free strategy call is for. No pitch, no pressure — just a conversation about what you’re trying to do and which structure makes sense.
