The real estate industry charges too much and explains too little.

We built something different.

Buying Your Next Home

Flat-fee buyer representation at three fixed price points — $15,000, $9,000, or $450/hr for consultation. Your fee doesn’t grow because the home price did. You choose your level of support and know exactly what you’re paying before you start.

Why we work this way

The traditional model wasn’t built for you. We rebuilt representation from the ground up — transparent pricing, tiered by choice, and structured so every dollar is justified.

01

Structured around your interests

We’re not the cheapest option — we’re the one that’s structured around you. Not around what’s always been done, not around maximizing the agent’s take, and not around a fee model that was never seriously questioned.

02

Aligned incentives on the sell side

We charge a percentage of the sale price. When your outcome improves, so does ours. That alignment is the point — and it’s one of the few things the traditional listing model actually got right.

03

The old model doesn’t make sense

Buyer’s agent compensation was a percentage of the purchase price — invisible, baked in, and completely decoupled from the actual work. The fee just grows. The work doesn’t.

04

Flat-fee buyer representation

We charge $15,000, $9,000, or $450/hr — because the work has a value, and that value doesn’t scale with the listing price.

05

Every dollar justified

Our clients often pay less than they would with a traditional agent. But that’s not the goal. The goal is that every dollar they pay is justified by something real.

06

Savings that are real

Most agents have never had to justify their fee. We built a model that does it automatically.

Common questions

Yes. We offer tiered representation on both sides — seller listing services and buyer representation, each at multiple levels of service and price. The right fit depends on what you need.

It means you choose your level of involvement and pay for what you actually use. Full service means we’re with you at every step. Limited service means we handle the strategic and contractual work without the in-person elements. Consultation means you’re in the driver’s seat with an expert available when you need one.

The strategic work — pricing analysis, negotiation, contract management — is the same at every represented tier. What differs is the in-person presence and the scope of services included. A Limited Service buyer still gets the same negotiating expertise as a Full Service buyer.

That’s exactly what the free strategy call is for. No pitch, no pressure — just a conversation about what you’re trying to do and which structure makes sense.
